I review recent comparable sales, active and pending listings, property condition, location, community features, and current buyer alternatives. The asking price should support the way buyers search and compare homes. We will agree on a launch price, a review date, and what evidence would justify a change.

A comparable sale is a starting point, not a promise of value. Condition, insurance costs, association fees, assessments, and financing can affect what a buyer is willing or able to pay. For a condo or a new construction competitor, those details can matter as much as square footage.

Prepare the Home to Make a Strong First Impression

Address visible repairs, lighting, paint touch ups, landscaping, and anything that could distract buyers at a showing.

Declutter and arrange furniture to show room size and circulation. Keep counters, closets, patios, and the lanai easy to photograph and tour.

Gather permits, warranties, improvement records, utility information, association documents, and any available insurance or inspection information. Complete required disclosures accurately.

Decide early how showings will work if the home is occupied, rented, or part of a community with access rules.

I will recommend professional photography and a property description that explains the home's strongest features clearly. Depending on the property, the plan may include video, floor plan, targeted digital promotion, agent outreach, open houses, and placement through the listing channels available to us. We will agree on the actual scope before launch.

The listing should answer practical buyer questions: layout, condition, outdoor space, association costs and rules, location, and what is included. After launch, we will review inquiries, showing feedback, online engagement, and competing listings. Activity is useful evidence, but an offer and its terms are the real test.

Evaluate the Whole Offer

The highest number is not always the strongest offer. Together we will compare price, deposit, proof of funds or financing, appraisal exposure, inspection and other contingencies, closing date, requested concessions, and the buyer's ability to perform.
